40-50% of time in the field).\n\nKey Responsibilities\n\nRevenue & Conversion: Own monthly, quarterly and annual revenue targets across all projects; improve lead-to-site-visit and site-visit-to-booking conversion ratios month over month.\n\nTeam Leadership: Directly manage the Sales Manager and functionally lead executives and telecallers; run daily huddles, weekly reviews and 1:1 coaching; hire, onboard and retain frontline talent.\n\nProcess, CRM & Reporting: Enforce 100% lead capture and CRM hygiene within SLAs; build standardised follow-up cadences; publish daily MIS dashboards and weekly performance reports.\n\nTraining & Capability: Run weekly skill-building on objection handling, negotiation and closing; conduct roleplay assessments and certify executives on pitch quality.\n\nStrategy & Channel: Translate Meta Ads lead flow into project-, territory- and team-wise plans; partner with marketing on lead quality and cost-per-lead; build channel partner, referral and loyalty programs.\n\nCustomer Experience: Ensure every interaction reflects the brand standard from first call to registration; reduce complaints and post-booking dropouts through better process design.\n\nRequired Experience\n\nMinimum 5 years of overall sales experience.\nMinimum 3 years in real estate residential sales, primarily plotted developments.\nDirect experience managing sales teams across multiple projects or territories.\nProven track record of improving conversion ratios from baseline to a defined target.\nExperience in performance-marketing-led sales (Meta, Google) with high lead volumes.\n\nMust-Have Skills\n\nStrong command of sales funnel mathematics (lead to call to site visit to booking to registration).\nFluency in CRM tools (Salesforce, Zoho, LeadSquared, Sell.do or similar) and dashboarding.\nAbility to read call quality, run roleplays and coach in the moment.\nNegotiation, closing and large-ticket deal management.\nPeople leadership: hiring, performance management and retention.\nComfort with data, daily MIS and conversion math.\nLocal (Tamil) language proficiency with working English.\n\nPreferred\n\nExperience in plotted developments and villa/low-rise residential projects.\nExperience in tier-2/tier-3 markets or multi-district sales operations.\nExposure to channel partners, loan tie-ups, RERA and registration coordination.\n\nCompensation: 5 to 10 lakhs per annum (CTC), based on experience.\n\nLocation: Karur, Tamil Nadu (On-site) | Employment Type: Full-time
