ROLE OVERVIEW

We are seeking a highly accomplished Vice President — Accounts & Finance with proven expertise in the Indian Real Estate sector. The incumbent will be a core member of the senior leadership team, responsible for spearheading all financial operations, ensuring strict compliance with Indian Accounting Standards (IND AS), and playing a pivotal role in the organisation's journey toward stock exchange listing on BSE/NSE. This is a high-impact role demanding both strategic vision and hands-on operational excellence.

KEY RESPONSIBILITIES

A. Financial Leadership & Strategy

• Lead and oversee all accounting and finance functions — Financial Reporting, Taxation, Treasury, Budgeting, Audit, and Compliance.

• Develop and implement long-term financial strategies aligned with business growth plans and stakeholder expectations.

• Drive financial planning and analysis (FP&A) — annual budgets, rolling forecasts, and variance analysis.

• Provide strategic financial insights and recommendations to the MD, CFO, and Board of Directors.

• Establish robust internal financial controls, SOPs, and governance frameworks across all business units.

B. IND AS Compliance & Financial Reporting

• Ensure preparation and presentation of financial statements in full compliance with Indian Accounting Standards (IND AS), including:

%E6; IND AS 116 — Leases; IND AS 109 — Financial Instruments; IND AS 36 — Impairment of Assets

%E6; IND AS 110/111 — Consolidated Financials, Joint Arrangements

• Lead and maintain the transition from IGAAP to IND AS framework; advise management on accounting policy decisions.

• Oversee consolidated financial statements for the group including subsidiaries, JVs, and SPVs.

• Liaise with Statutory, Internal, and Cost Auditors for timely and clean audits.

• Ensure compliance with SEBI Regulations, Companies Act 2013, and Income Tax Act provisions for listed/listing-bound entities.

C. IPO / Listing Readiness & Capital Markets

• Own and drive the end-to-end process of preparing the company for BSE/NSE listing — readiness assessment, due diligence, DRHP coordination.

• Work with Merchant Bankers, Legal Advisors, SEBI, exchange teams, and RTAs throughout the IPO process.

• Ensure SEBI-compliant, audit-ready financial statements as per ICDR Regulations for the required number of reporting years.

• Lead investor relations post-listing — quarterly results, earnings calls, SEBI disclosures, and analyst briefings.

• Manage pre-IPO fund-raising including Private Equity, NCDs, structured debt, and working capital facilities.

• Coordinate with credit rating agencies; manage investment banker and institutional investor relationships.

D. Real Estate Finance & Project Accounting

• Oversee project-level financial management for residential, commercial, and mixed-use developments.

• Manage JDA (Joint Development Agreement) accounting, JV accounting, land cost amortisation, and RERA-compliant escrow management.

• Supervise construction-stage accounting, WIP tracking, and project cost-to-completion analysis.

• Handle fund flow management, collections monitoring, and receivables tracking across all active projects.

• Ensure full RERA compliance — escrow maintenance, quarterly fund utilisation reporting, and regulatory submissions.

E. Taxation, Treasury & Risk Management

• Oversee all direct and indirect tax compliances — Income Tax, GST (construction/real estate supply), TDS, and Advance Tax.

• Drive tax planning strategies to optimise the organisation's tax position within the legal framework.

• Manage treasury operations — short and long-term borrowings, forex risk, cash flow planning, and banking relationships.

• Develop enterprise risk frameworks, hedging strategies, and financial risk registers.

F. Team Leadership & Stakeholder Engagement

• Build, mentor, and lead a high-performing finance team of 20+ professionals across accounts, taxation, project finance, and compliance.

• Present financial results, business plans, and strategic recommendations to the Board, Audit Committee, and external stakeholders.

• Partner with Business Development, Sales, Legal, and Projects teams to enable informed commercial decision-making.

EXPERIENCE REQUIREMENTS

Mandatory Criteria (Non-Negotiable)

• Minimum 15 years of post-qualification experience with at least 7–10 years in a senior leadership role (AVP / VP / DGM / GM Finance or equivalent).

• MANDATORY: Deep, hands-on IND AS experience — must have independently handled IND AS-compliant financial reporting for a mid-to-large organisation.

• MANDATORY: Direct, proven experience in getting a company listed on BSE/NSE — must have actively led the IPO/listing process (not merely supported in a junior capacity).

• MANDATORY: Real Estate industry background — developer, NBFC with RE portfolio, or infrastructure company with residential/commercial project experience.

• Experience working with SPVs, JDA structures, RERA compliance, and project-level accounting in real estate.

Preferred Criteria

• Current or past experience with a listed real estate company — investor relations, SEBI disclosures, and quarterly results.

• Track record of raising debt or equity capital (PE, NCD, QIP, IPO) from institutional investors.

• Big 4 or top-tier CA firm experience prior to joining the industry.

• Exposure to ERP systems — SAP FICO, Oracle Financials, Yardi, or similar platforms.

• Multi-city or pan-India real estate operations experience spanning residential, commercial, and plotted development.
