Job Description
Project Execution\n- Sign-off on GFC drawings for all interiors: clubhouse, lobby, corridors, gym, spa, model units and office common at areas.\n- Vet + empanel interior contractors, vendors, and material suppliers. Run rate negotiations\n- Conduct stage-wise site checks: mock-up approval, mid-execution, pre-handover snagging\n- Own interiors budget, BOQ, and value engineering without diluting design intent\n3. Customer Experience\n- Manage customisation requests for premium projects.
Set SOP: what’s allowed, timelines, cost impact\n- Reduce CR points by standardising what causes 80% of complaints: tile alignment, paint shade, hardware quality\n- Train handover team + facilities on design intent so they maintain it post-possession\n4. Process\n- Set up design-to-site workflow: concept > design dev > BOQ > mockup > execution\n- Coordinate with architecture, MEP, landscape, and contracts teams from Day 1 of master plan\n\nMust-Have Skills\n\nTechnical:\n- Strong detailing, lighting layouts. CAD + SketchUp/Lumion\n- Materials: Deep knowledge of Indian + imported options, cost, lead times, maintenance\n- Exposure to hospitality/residential standards.
Understands developer P&L, not just aesthetics\n\nBusiness:\n- Vendor management: Can negotiate, push quality, and de-list non-performers\n- Sales empathy: Designs that photograph well, are copyable across 100 units, and fit buyer budgets\n- Site sense: Spent 30%+ time on site in last role. Can catch issues before casting/ordering.
