YOUR TEAM.
We are seeking an experienced Senior Manager – Real Estate Accounting to lead accounting operations supporting a diverse portfolio of US real estate assets. The role will oversee end-to-end accounting processes, ensure timely and accurate financial reporting, manage month-end close, drive process excellence, and partner with US stakeholders across Property Management, Asset Management, Treasury, FP&A, and Corporate Finance.
This role is pivotal in scaling India's delivery capability for US real estate clients — driving seamless onshore–offshore integration, building scalable capacity aligned to business pipelines, and delivering consistently high-quality outcomes that protect margins and enable US growth.
The ideal candidate will bring strong expertise in US GAAP, real estate and property accounting, lease accounting, financial reporting, reconciliations, internal controls, and team leadership within a fast-paced, global delivery environment. Experience supporting commercial, residential, industrial, REIT, fund, or mixed-use real estate portfolios is highly preferred.

YOUR ROLE.
Responsibilities include but not limited to:
Accounting & Financial Reporting
- Lead end-to-end accounting operations for a portfolio of US real estate entities and properties.
- Review and approve monthly, quarterly, and annual financial statements.
- Ensure accurate accounting for:
- Rental income and revenue recognition (including straight-line rent and lease incentive amortization)
- Operating expenses, accruals, and prepaids
- Fixed assets, depreciation, and CIP capitalization (including interest capitalization under ASC 835-20)
- Lease accounting under ASC 842
- Above/below-market lease intangibles under ASC 805 (acquisition accounting)
- Real estate impairment testing under ASC 360
- Tenant recoveries and CAM reconciliations / true-ups
- Construction and development accounting
- Manage intercompany transactions and consolidations.
- Support JV and fund accounting, including GP/LP allocations, waterfall distributions, preferred return, promote, IRR, and equity multiple reporting.
- Support REIT compliance requirements (75/95 income tests, distribution requirements) and NAV reporting for funds, where applicable.
- Ensure compliance with US GAAP, company policies, and reporting requirements.
Month-End Close Management
- Oversee month-end, quarter-end, and year-end close cycles.
- Drive timely completion of journal entries, reconciliations, variance analysis, and reporting deliverables.
- Review balance sheet reconciliations and ensure prompt resolution of outstanding items.
- Monitor close calendars and SLA adherence across teams.
Global Delivery & Transitions
- Lead the global delivery model supporting US stakeholders with a focus on scalability, quality, and efficiency.
- Drive integration between US and India teams to ensure seamless collaboration and shared ownership.
- Lead large-scale transitions from US to India teams, including planning, knowledge transfer, and stabilization.
- Build scalable delivery models to support rapid business growth and seasonal demand.
- Establish capacity planning frameworks aligned to business pipelines and enable capacity creation for US growth.
Quality & Accountability
- Own and track quality metrics, including error rates, rework, and SLA adherence.
- Drive accountability across teams using RACI frameworks and performance dashboards.
- Implement continuous improvement loops (RCA → action → tracking) to drive sustained quality gains.
Leadership & People Management
- Lead and develop a team of accounting managers, senior accountants, and analysts.
- Establish performance goals, conduct coaching sessions, and build succession plans.
- Foster a high-performance, quality-focused, builder-mindset culture.
- Support recruitment, onboarding, and capability-building initiatives.
Business Partnering
- Partner with US-based Controllers, Asset Managers, Property Managers, and Finance Leaders.
- Act as the primary escalation point for accounting and reporting matters.
- Present financial results, key trends, and operational insights to senior leadership.
- Drive outcomes that enhance client satisfaction and retention.
Compliance, Audit & Controls
- Coordinate internal and external audits.
- Strengthen the internal control framework and proactively identify and mitigate risks.
Process Improvement & Transformation
- Drive standardization, automation, and continuous improvement initiatives.
- Leverage ERP and property accounting systems to enhance efficiency and reporting accuracy.
- Develop and track KPIs, productivity measures, and quality metrics.
Lead transition and stabilization of new processes into the India team.
YOUR EXPERIENCE.
The successful candidate will have:
- CA / CPA preferred; ACCA, CMA, or MBA (Finance) / Master's in Accounting with relevant experience considered.
- 15+ years of progressive accounting experience, of which 3+ years in US real estate / property accounting.
- Minimum 7+ years of people management experience.
- Experience working with offshore / shared services / GCC environments preferred.
Preferred Industry Experience Commercial Real Estate, Residential / Multifamily Housing, Property Management, Real Estate Funds, REITs, Real Estate Development & Construction Accounting.
- Maintain comprehensive system documentation for future reference.
- Provide advanced user support and training to enhance system utilization.
- Lead successful system audits and compliance checks to meet regulatory requirements.
- Implement new SAP S/4HANA Public Cloud and third party features and modules to enhance system capabilities.
- Collaborate effectively with cross-functional teams to integrate SAP S/4HANA Public Cloud systems with other business applications.
- Ensure stable and accurate integration flows across all finance applications.
- Minimize downtime through proactive issue identification and resolution.
