\nPosition Purpose
\nThe Contracts Manager will oversee and manage all contractual aspects related to the construction of hotel projects. This role involves negotiating, drafting, and managing contracts, ensuring compliance with legal and regulatory requirements, and working closely with project teams, contractors, and suppliers. The ideal candidate will have experience in the hotel construction industry and a strong understanding of construction contracts and project management.
\nQualifications and Experience :
\n- Education:
\n- \n
- Bachelor s degree in construction management, Business Administration, or a related field. Advanced degree or professional certification. (E.g. CCM, PMP) is a plus. \n
- Experience:
\n- \n
- 10+ years of experience in contract management within the construction industry, mandatory in hotel or hospitality projects. \n
- Skills:
\n- \n
- Strong knowledge of construction contracts, procurement processes and project management. \n
- Proficiency in Microsoft Office Suite and contract management software. \n
- Excellent negotiation, communication, and interpersonal skills. \n
- Ability to analyse complex contract terms and conditions and provide sound legal and business advice. \n
- Physical Requirements:

- Ability to work in an office environment and on construction sites as required. \n
- Occasional travel to project sites may be necessary. \n
Duties & Responsibilities:
\n- Contract Negotiation and Drafting:
\nDevelop and negotiate contract terms with contractors, suppliers, and consultants.
\nDraft and review construction contracts, change orders, and amendments.
\nEnsure all contracts meet legal and company standards.
\n- Tendering and Contracts:
\nLead the tendering process for various project packages including civil, ID, MEP, external works.
\nPrepare bid documentation, evaluate proposals, make comparative analysis and propose a suitable recommendation.
\nNegotiate contract terms with clients and contractors and ensuring favourable conditions and compliance with project requirements.
\nManage and oversee project budgets, track expenditures, and implement cost-control measures to ensure adherence financial efficiency.
\nDevelop and maintain strong relationships with suppliers, contractors, and stakeholders to facilitate smooth project execution and timely completion.
\nExpertise in preparing and managing tenders, evaluating bids, and ensuring compliance with project specifications.
\nProficient in drafting, negotiating, and managing contracts including amendments, compliance monitoring, and dispute resolution.
\nSkilled in monitoring and controlling project budgets, optimizing cost-efficiency, and implementing financial strategies.
\nAbility to coordinate with various stakeholders to ensure timely and successful project completion. Strong negotiation skills, securing favourable contract terms, while maintaining quality standards.
\n- Quantity Estimation:
\nPrepared bill of quantities for tender purposes; tender preparation and unit cost build-up.
\nEvaluate quantities from AutoCAD drawings and prepare take off sheets.
\nEvaluated sub-contractors' claims and preparation of interim certificates of payments.
\nPrepared variation order documents and analysis, final payments, and final accounts settlement.
\nPrepared Pre-Tender Estimate.
\nPrepared material and quantity take off of structural, architectural, and external work quantities.
\n- Budgeting and Cost Estimation:
\nOn the basis of Area Statement, prepare budget of the project.
\nPrepare project execution plan report and submit to Client which consist of project overview and costing analysis of the project.
\nPrepare advisory report with Preliminary Cost Plan of new projects.
\nStreamlining actual cost in comparison to approved budget to control cost.
\nPrepared costs control and budget allocation, monthly progress claims, and variations/change orders, Comparative Analysis.
\n- Contract Administration:
\nMonitor contract performance to ensure compliance with terms and conditions.
\nManage contract modifications and amendments, including scope changes and cost adjustments.
\nAddress and resolve contractual disputes or issues that arise during the project lifecycle.
\n- Risk Management:
\nIdentify potential risks related to contractual obligations and take appropriate action to mitigate them.
\nAdvise project teams on risk management strategies and legal implications.
\n- Collaboration and Communication:
\nWork closely with project managers, legal teams, and other stakeholders to ensure alignment and effective communication.
\nServe as the primary point of contact for contract-related queries and issues.
\n- Documentation and Record- Keeping:
\nMaintain accurate and organized records of all contracts, correspondence, and related documents.
\nPrepare and submit regular reports on contract status and performance.
\n- Compliance and Quality Assurance:
\nEnsure compliance with all relevant laws, regulations, and industry standards.
\nImplement and oversee quality assurance processes related to contract management.
\n- Continuous Improvement:
\nStay updated with industry trends and best practices in contract management and construction.
\nRecommend improvements to processes and procedures for more efficient contract management.
