Manager-Liaison
Job Description
Job Purpose
\nThe incumbent is responsible to obtain the necessary building permissions/approvals/NOCs etc. and ensure statutory compliances of building norms throughout the lifecycle of the projects in his/her region by effectively coordinating with the concerned government/statutory bodies, consultants, architects etc.
\nRoles & Responsibilities:
\nEnsure that the feasibility study is conducted in terms of optimum FSI exploitation & necessary statutory approvals.
\nCoordinate with Business Development and support decision making through above inputs.
\nShortlist liaison architect s basis past performance and project requirements
\nNegotiate terms and conditions and important aspects such as timelines and payment with the liaison architect
\nFrame relevant clauses and strike an agreement with the liaison architect
\nEnsure timely certification of the bills and payments of liaison architect
\nSupport design team with inputs on regulations in order to finalize schematic layout and final building plan
\nPrepare budget before project commencement for the process of obtaining all necessary approvals
\nProvide inputs related to approvals budget to costing and budgeting team to incorporate the same in project budget
\nPrepare plan before project commencement for the process for obtaining all necessary approvals
\nProvide inputs related to approvals to the planning team to incorporate the same in the project plan
\nMonitor adherence to budget and plan for obtaining approvals
\nApply for and obtain commencement certificates at various stages of the projects
\nMaintain all necessary information required for obtaining approvals
\nCoordinate with liaison architect to ensure that the plans for municipal and other approvals are delivered in a timely manner
\nReview and approve the plans from liaison architects for obtaining approvals
\nEnsure that the necessary submissions for obtaining approvals are done in a timely manner
\nCoordinate with consultants / liaison architect to ensure that the necessary applications for environment and other clearances are made to relevant authorities, attend meetings for technical review, advertise in newspapers for environmental clearances, attend hearing and obtain final clearance from the authorities
\nLiaison with regulatory bodies for updates on new developments, requirements, proposals etc. which may be useful for projects and proposals
\nOrganize and coordinate the site visits of government officials.
\nCertify payments to regulatory authorities and agencies
\nUpdate management and JV partners regularly on various approvals and timelines for all the projects in his region
\nMaintain project history related to approvals and liaison activities
\nUpdate management on the recent developments in building norms, new regulations etc.

\n1. Design: Coordination for finalization of design
\n2. Costing & Budgeting: Inputs on budget for approvals & liaison architect s fees
\n3. Project Planning: Inputs on plan for approvals Liaison: Liaison Architects local authority, MOEF, HRC etc.
\n4. Project Management: Project progress and approvals
\n5. Business Development: Feasibility study
\n6. Marketing: Obtaining CC & OC, matters relating to property taxes, LUC, Land lease rentals etc.
\nb) External-
\n1. Liaison Architects: Obtaining necessary approvals
\n2. Regulatory bodies and government authorities: Obtaining necessary approvals, liaison
\n3. JV Partners: updating on status of approvals, support in obtaining approvals
\nEducational Qualification:
\nGraduate in B. Architecture/B.Tech (Civil)/MBA
