Job Description

1. Land Sourcing & Opportunity Identification \n
    \n
  • Proactively identify plotted development opportunities through a wide network of IPCs, brokers, land aggregators, financial institutions, and other stakeholders.
  • \n
  • Engage directly with landowners to evaluate potential deals and assess alignment with organizational strategy.
  • \n
  • Conduct detailed site visits and micro-market analyses to understand local dynamics, demand drivers, and project viability.
  • \n
  • Shortlist, filter, and recommend land parcels based on technical, financial, and legal feasibility.
  • \n
2. Financial Feasibility & Modelling \n
    \n
  • Lead preparation of detailed financial models to assess deal viability, IRR, NPV, payback period, and ROI.
  • \n
  • Coordinate with internal teams (Sales, Design, Finance) to ensure realistic assumptions on pricing, sales velocity, costing, and phasing.
  • \n
  • Evaluate multiple deal structures (outright purchase, JV, JDA) based on financial returns and strategic fit.
  • \n
3. Deal Structuring & Negotiation \n
    \n
  • Structure and negotiate commercial terms with landowners or JV partners to maximize value for the organization.
  • \n
  • Draft and review term sheets, NDAs, MoUs, and other preliminary agreements in coordination with the Legal team.
  • \n
  • Drive alignment with internal stakeholders and obtain necessary approvals from HO, Regional Heads, and Investment Committees.
  • \n
4. Due Diligence & Compliance \n
    \n
  • Oversee end-to-end due diligence processes including title verification, zoning and planning regulations, encumbrance checks, and environmental clearances.
  • \n
  • Liaise with legal, liaison, and external consultants to ensure thorough risk assessment and compliance with regulatory frameworks.
  • \n
  • Validate alignment of plotting layouts with regional development authority norms and DCR.
  • \n
5. Relationship Management \n
    \n
  • Build and maintain long-term relationships with JV partners, landowners, and key market intermediaries.
  • \n
  • Ensure seamless partner communication throughout the project lifecycle and resolve any issues that arise during execution.
  • \n
  • Represent the company with professionalism and integrity in all external dealings.
  • \n
