Job Description
Position : Mgr/Sr.Mgr/DGM /GM – Business Development
\nExperience : 8 to 10 years (Real Estate Industry only preferred)
\nReporting – Promoters
\nLocation – Mumbai HO (Khar West)
\nAbout the job

- To identify tenders in Newspapers and through direct approach to society or broker for redevelopment and land acquisition or other green field projects. \n
- To produce Business Opportunities of specific locations optimally. \n
- To investigate relevant detail information from PMC, Society member or Broker. \n
- Market Survey of society’s area where there are possibilities of redevelopment proposal or land acquisition and prepare Interest letter. \n
- Prepare Financial Feasibility report of project & get it approved from management / Director as per society demands or project viability and prepare offer letter for submission. \n
- Calculation of project IRR and cash flow analysis from Finance Team. \n
- To Google Earth mapping / location in details for the management understanding \n
- Surrounding market survey of area find out rates of residential /commercial properties for project viability. \n
- Society tenders purchase, study and tender and offer submitted in stipulated format with required documentation as per society / PMC tender conditions criteria. \n
- Preparation and submission of tenders documents and collecting and submitting all the relevant documents required as per tenders conditions. \n
- Property Title verification 7/12, property card, 6/12 extract and various agreements \n
- Liasioning with Concern Government Department like, Mantralaya, UDD, Registration offices, Ward Offices for the required information of property \n
- Liaison with Collector office, RTI applications \n
- To explain offer to Managing Committee of the society. \n
- To maintaining relations with PMC for Redevelopment for Business Opportunities. \n
- To arrange and co-ordination for Site visit to society’s members & PMC for Redevelopment Process as per the tender process. \n
- Site visit for land acquisition and make report of the same \n
- Site visit for SRA projects and understand the locality and viability of the project. \n
- Meeting with SRA tenants, members \n
- Liasioning with Mantralaya UDD Department, MIDC, MHADA, Registrar Office, etc. \n
- Attending Pre-Bid meeting, Commercial Bid Opening meeting, Presentation for society. \n
- Attending meeting with society managing committee, PMC etc, \n
- Coordination for Power Point Presentation to different Societies for redevelopment projects about the company profile and projects as well as Proposed Architectural Planning. \n
- Co-ordinate with Architects for Proposed redevelopment society Architectural Planning, Elevation, etc. \n
- Co-ordinate with Internal Account Dept. for payout of Tender Fees, Earnest Money Deposit (EMD), Security Deposit (S.D.), Rent, Corpus, etc., \n
- Assisting and Coordinating with the Legal department for various documentations. \n
- Registrar appointment as per 79A Gr for redevelopment NOC \n
- Attending Corporate Broker / Real estate agencies for their business proposals etc. \n
- Attending meeting with brokers /estate agent for new proposals, re-development societies, land acquisition. \n
- Maintaining proposals file & record upto date of Re-dev. societies & frequently Co-ordination with other dept. \n
- Preparation of Review meeting Report of all proposals along with latest updates of proposals and same reports with the management. \n
Qualifications and skills
\n1.Graduate/ Post-graduation /MBA
\n2. A proven track record of 8-10 years in to Real Estate sector
\n3. Excellent communication and presentation skills
\n4. Stake holder management
\n5. Well versed experience with design & planning and implementation of business development strategy
\n6. Conflict resolution and ability to self-motivate and motivate team
